About the Job The Commissioning Manager will oversee commissioning for multiple data center construction projects in the area from initial planning through testing, acceptance, and final turnover. This W2 role coordinates factory and field commissioning activities with internal project teams, equipment vendors, trade contractors, commissioning agents, and project stakeholders.
The Commissioning Manager is responsible for managing commissioning schedules, readiness verification, documentation, issue resolution, and execution within the assigned project scope. This position ensures commissioning activities demonstrate that equipment and critical systems meet approved design requirements, sequences of operation, contractual obligations, and formal acceptance criteria.
Primary Responsibilities
Develop and maintain project commissioning plans, schedules, procedures, and responsibility matrices aligned with contractual requirements and construction milestones.
Coordinate with project managers, engineers, commissioning agents, contractors, and vendors to establish commissioning scope, responsibilities, prerequisites, and acceptance requirements.
Coordinate applicable factory acceptance testing, review factory documentation, and track outstanding items requiring field completion.
Plan vendor mobilizations, startup support, testing resources, and site activities in advance of Level 3 equipment startups.
Coordinate with stakeholder commissioning personnel to confirm testing expectations, witness requirements, notification periods, and turnover deliverables.
Review drawings, specifications, approved submittals, sequences of operation, and test procedures to identify commissioning requirements, gaps, and potential conflicts.
Verify equipment and system readiness prior to energization, startup, functional performance testing, and integrated systems testing.
Develop and maintain commissioning look-ahead schedules, identifying constraints, dependencies, resource needs, and potential impacts to project milestones.
Lead commissioning coordination meetings and direct assigned commissioning personnel during field activities.
Coordinate inspections, equipment startups, functional performance testing, and integrated systems testing with qualified contractors, vendors, and commissioning agents.
Verify that test scripts clearly define prerequisites, execution steps, expected results, acceptance criteria, and required supporting evidence.
Coordinate load banks, temporary power, test instruments, and other resources required to execute approved commissioning activities.
Utilize commissioning management software (e.g., CxAlloy) to manage equipment records, checklists, test scripts, issue logs, supporting documentation, and completion reporting.
Track commissioning deficiencies from initial identification through corrective action, retesting, and documented closure.
Coordinate troubleshooting with engineering, controls teams, vendors, and contractors; escalate unresolved issues affecting safety, performance, schedule, or acceptance.
Coordinate commissioning activities with site safety personnel and authorized electrical and mechanical teams, enforcing lockout/tagout, energization, and work authorization procedures.
Verify that field modifications and approved design changes are accurately reflected in commissioning records and project documentation.
Provide regular reporting on commissioning progress, readiness, constraints, deficiencies, and recovery actions.
Manage commissioning closeout documentation, including completed checklists, test reports, startup records, issue resolution evidence, and turnover packages.
Coordinate owner and operations training with vendors and project teams, ensuring documented completion.
Support quality assurance reviews, lessons learned, and continuous improvements to commissioning procedures, templates, and execution methods.
Qualifications
Required:
Bachelor’s degree in engineering, construction management, or a related discipline (or an equivalent combination of relevant technical education and practical work experience).
Minimum of four (4) years of commissioning experience within data center or mission-critical environments.
Demonstrated experience managing commissioning activities from initial planning through execution and final turnover.
Working knowledge of electrical, mechanical, and controls systems used in data centers, including power distribution, generators, UPS systems, cooling equipment, and building monitoring systems.
Ability to interpret construction drawings, specifications, equipment submittals, sequences of operation, and commissioning test procedures.
Experience coordinating equipment vendors, trade contractors, commissioning agents, and project representatives.
Experience developing commissioning schedules, tracking prerequisites, and resolving constraints affecting startup and testing.
Proficiency with CxAlloy (or a comparable commissioning management platform) and Microsoft Office applications.
Ability to maintain accurate commissioning records and prepare clear progress reports, issue summaries, and turnover documentation.
Solid understanding of commissioning safety requirements and coordination practices for energized equipment, operating systems, and controlled testing.
Strong troubleshooting, organizational, communication, and team leadership skills.
Ability to manage competing priorities across multiple projects in the area and work effectively with factory and field teams.
Preferred:
Certified Commissioning Professional (CCP), Building Commissioning Professional (BCxP), or a comparable commissioning credential.
Experience with factory acceptance testing, equipment startups, functional performance testing, and integrated systems testing.
Experience with modular or prefabricated data center equipment and factory-to-field commissioning transitions.
Familiarity with BMS, EPMS, and PLC-based controls, including alarm verification, trend review, and sequence validation.
Experience coordinating load bank testing and verification of system response under normal, failure, and recovery conditions.
Familiarity with Procore, Bluebeam, Microsoft Project, Primavera P6, or comparable construction document and scheduling tools.
Compensation
Hourly Pay Range: $55.00 – $85.00 per hour W2 ($114,400 – $176,800 annual equivalent).
Pay Determination: Placement within the range is based on individual qualifications, years of mission-critical experience, active certifications (e.g., CCP, BCxP), and technical scope of work.
Work & Physical Requirements
Ability to travel to assigned project sites, manufacturing facilities, and vendor locations in the area as required.
Ability to safely navigate active construction sites and equipment environments in compliance with all safety policies.
Availability to support scheduled testing, system outages, and commissioning milestones that may require extended hours or weekend work.
